Unit booking management

A booking ties a tenant to a specific unit for a term. When an enquiry converts, a Beam agent reads current unit availability, holds the size the customer chose, and writes the tenant details onto the booking following the pricing your team set for that facility. It confirms the reservation and opens the move-in record. Bookings that hit an oversold size, or a tenant asking for a term your rules do not cover, stop for a manager to approve the exception before the unit is committed to anyone.

Recurring tenant billing

Self storage runs on recurring rent tied to each active agreement. A Beam agent reads the billing schedule, and when a cycle comes due, it raises the invoice at the agreed rate, applies any standing discount, and marks the tenant record with the charge and its due date. It notes successful payments back against the agreement. A failed charge, a mid-term rate change, or a balance heading toward lien territory is escalated to your team, who decide how to handle the account and the tenant.

Move-out processing

Ending an agreement frees a unit and settles a final balance. When a tenant gives notice, a Beam agent reads the agreement, books the move-out date, and prepares the closing statement using the proration rule your facility follows. It releases the unit back to availability once the date passes and the balance clears. Disputed final charges, deposits with damage claims, or tenants leaving belongings behind are routed to staff, since those calls need a person walking the unit and eyeing the condition before anything is settled.
