Property data lookup

Melo delivers real estate property data through a fast API keyed to addresses and listings. A Beam agent queries Melo when a new address enters your CRM or portfolio, reads the details it returns, and applies the rules a team approved for what to keep, such as valuation, listing status, or ownership fields. It fills those fields on the matching record and notifies the owner when something material changes. Addresses Melo cannot resolve, or records where two sources disagree, route to a person to confirm before the data feeds a decision.

Listing status updates

Listings change status as properties come on and off the market. An agent reads Melo's listing feed on a schedule, applies the conditions a team set, for example a watched property switching to under offer or a price change beyond a threshold, and updates the linked record or notifies the relevant agent. Routine changes post without anyone refreshing a portal. A status that flips repeatedly, or a listing the agent cannot match to a known property, routes to a person. The agent keeps your records current with the market and escalates the ambiguous cases.

Portfolio enrichment

Portfolios and prospect lists often hold addresses with thin detail. A Beam agent takes each address, reads the property data Melo returns, and applies the enrichment rules a team approved, such as adding size, last sale, or estimated value where the API provides them. It writes those fields back so downstream systems have complete records. Where Melo returns partial data, or a value looks implausible against neighboring properties, the agent routes the record to a person rather than filling a field with a doubtful number, so the portfolio stays reliable.
